This is where your journey begins — initial ideas, inspiration, and high-level concepts. When we receive concept plans, we provide a feasibility estimate based on experience, current market conditions, and assumptions. But it’s still broad — like reading the back cover of a book. You get the gist, but not the details.

2. The First Few ChaptersDeveloped Drawings + Early Selections

Now we start to understand more. You’ve made some selections, and the drawings have progressed. This is where we refine the numbers — but we’re still early in the narrative. We may have pricing for your tapware or cladding, but not yet the structural steel or stormwater requirements.

3. Three-Quarters InDA/BA Plans + Engineering

By now, the storyline is well developed. We’ve got engineering reports, approvals, and much clearer documentation. Major unknowns are being resolved — but pricing can still shift due to the selection of specific materials or unforeseen buildability issues. We're getting closer, but the ending isn’t written yet.

4. The Final ChapterConstruction Issue Drawings + Interiors + Specifications

This is the full story — detailed construction drawings, a complete engineering package, interior design schedules, and confirmed selections. With this level of detail, we can provide a fixed, fully scoped build price with confidence.

At this point, we’ve read the whole book — and can finally cost it properly.
